Located in Summerlin’s traditional luxury neighborhood of Mountain Trails, the fully renovated two-story Glenrock Drive property is listed for $4.75 million by Anthony Spiegel with Ivan Sher Group, Berkshire Hathaway HomeServices Nevada Properties.
“We’re in an economy where you can buy a house like this for what I think is below replacement cost,” Spiegel said. “I promise you, building at this level of quality would cost more than it would cost to buy today.”
Based on price, it reflects $725 per square foot compared to over $1,000 per square foot in The Ridges, a newer Summerlin community.
“Right now, you can buy a home at a 25 to 30 percent discount compared to The Ridges on a significantly larger lot,” Spiegel said. “The value proposition is significant.”
According to Spiegel, when it sells, the property will be the highest price per square foot Mountain Trails has ever traded. Glenrock Drive represents a trend Spiegel is seeing in the more established luxury neighborhoods across the valley.
“This is the next evolution of the Flip business,” Spiegel said. “Where someone comes in and thinks about what home could be.”
The sophisticated 6,729-square-foot property sits on a sprawling half acre. It features five ensuite bedrooms including two master suites, six bathrooms, an office/gym, an upstairs bonus room and incredible amenities including over 7,000 square feet of hand laid white French limestone.
“We wanted to use something that would last forever,” property owner Levi Streiter said of the limestone used throughout the property. “It gives it that special Mediterranean flair but still has a contemporary look.”
Levi and Shany Streiter bought the home in 2021 with plans to remodel the neglected property.
“We couldn’t believe how the prices of the homes compared to other large homes on three-acre lots that we see in other areas,” said Levi Streiter, owner of a medical supplies wholesaler. “It was lower than it should have been, so I decided to take a shot.”
The Streiters invested over $2 million to completely renovate the 23-year-old property. The extensive project lasted more than 10 months.
“The city classifies it as a new building,” says Streiter. “There’s nothing we haven’t touched. We have chosen things that are beautiful, functional and of high quality. Some people told me I was spending too much money,” he said. “I’d rather do it right than cut corners.”
Once construction began, the ambitious project consisted of tearing down the interior down to the studs. Modifications include remodeling of the stairwell and landing, remodeling of an upper hallway, installation of new windows and doors and reconfiguration of the kitchen.
“I tried to make home something that I would love to live in,” said Streiter. “Everything turned out just as I had hoped.” As the general contractor, Levi Streiter provided most of the oversight for the project. Shany Streiter helped with the interior design.
“I was surprised at how much work it was,” said Levi Streiter. “At my peak, I was spending 12 to 16 hours a day. I’m glad to be done.”
However, portions of the home’s renovation required special help to complete. The couple hired a general contractor halfway through the project because the city dictated that only a licensed general contractor could make structural changes.
The main challenge of the project was removing a centrally located walk-in pantry to create an open plan main living area. The pantry served as a supporting support for the upper level, which required reinforcement of the space.
“We took out the pantry and installed a 40-foot steel beam that runs from one side of the house to the other,” Streiter said. “So it supports the high ceiling and the larger span of the room.”
The Streiters transformed the dated Mediterranean interior into a bright, sophisticated modern Mediterranean retreat. The cohesive design incorporates natural, luxurious materials and light, neutral colors. The main level showcases an abundance of natural light flowing through oversized, custom designed Bella Vista windows and doors.
“I love the new windows and doors in the house,” said Streiter. “It gives it a very different feel, very light and airy.”
Entry through large double glazed doors flows into a spacious formal living space with 30 foot ceilings. The space’s expansive 20-foot pocket doors frame views of the incredible exterior while providing seamless indoor/outdoor living.
Striking white Cristallo quartzite countertops contrast with the warm brown Cleaf of Italy furniture in the stylish gourmet kitchen and graphite stainless steel Dacor appliances. To enhance the modern aesthetic, the space features gold accents of Brizo fasteners, RH hangers and linear cabinet handles.
“We opened up the kitchen and added more modern features like a walk-in pantry,” Streiter said. “We made the white countertops the main feature and then went for some black elements to give it that pop.”
A central oversized 12-foot waterfall island separates the kitchen from the inviting great room. It features a secondary fireplace in blue honed marble.
An upper level master suite features a kitchenette, his and hers closets and a private balcony overlooking the lush backyard and pool deck.
The luxurious bath features a ThermaSol steam shower, heated marble floor and a freestanding 1,200 lb. Native Stone concrete bathtub. Streiter installed the plumbing and reinforced the floor to accommodate the steam shower and bathtub.
“The tub has won a number of design awards,” said Streiter. “We had to lift it up with a crane. It doesn’t move.”
The exterior underwent a complete transformation. Sage Design Studios, a landscape architecture service, planted over 1,000 plants and trees on the sizeable property.
“You won’t find the outdoor courtyard anywhere else in Vegas,” said Streiter. “I’m convinced of that.”
The lush backyard design features a new pool and spa surrounded by sleek white French limestone floors. The outdoor kitchen features a 12 foot quartzite island with brand new upgraded Coyote appliances. A gazebo equipped with atomizers to cool off on hot summer days provides a comfortable conversation area.
